
It is the start of the 2022 New Year and while looking at the year ahead with my trademark optimism, I thought it would be a great idea to deploy some content I will be emailing agents in one form or another in an effort to network with them, recruit those who may be looking for a new broker, and/or whom will be considering Miami Beach Brokers® for a customer referral (See below for my Referral Policy where I pay up to 50% of net buy-side or net sell-side commissions to referring agents & brokers).
About Me:
I am a Florida Licensed Real Estate Broker specializing in the lifestyle of the Miami Beaches & Intracoastal waterways. My brokerage holds memberships to both the Miami Association of Realtors and the Realtor Association of Broward, Palm Beach & Port Saint Lucie, and I am located in the upper northeastern part of Miami-Dade County (I live in Sunny Isles Beach), so I am central to Miami Beach Real Estate, Surfside Real Estate, Bal Harbour Real Estate, Sunny Isles Beach Real Estate, Golden Beach Real Estate, Hallandale Beach Real Estate, Hollywood Real Estate, Dania Beach Real Estate, and Fort Lauderdale Real Estate. I cover the US-1 Corridor and East for most of that area (Beaches & Intracoastal neighborhoods mostly). This constitutes about 12 miles north and 12 miles south and only a few miles west of where I live. My Philosophy
I do not consider myself or any of my Florida Licensed Real Estate Agents to be “Salespeople”. Developers employ salespeople who are going to tell you why their “Chevy Tower” is better than the other salesperson’s “Ford Tower”. I tell my agents that “We are waiters, and the MLS is the menu, the showings are the tastings and the contract is the order.” I understand that the customer already has a vision of what they want and a specific set of requirements that must be part of their order, and this is why I think it is so important for customers to also do their part in making sure that I/we have as clear a picture of their vision, their dreams, and their goals as possible! One thing I have never been accused of is for communicating too little!
My Referral Policy
I pay up to 50% of net buy-side or net sell-side commissions received as a result of referrals from cooperating Realtors.
For Closed Sales over $2.5 Million USD, a 50% Referral Fee will be paid to the referring agent/broker; for Closed Sales between $1.51-$2.49 Million USD, a 33% referral fee will be paid to the referring agent or broker; and for Closed Sales under $1.5M, a 25% referral fee will be paid to the referring agent or broker.
