I reached them via Zillow and they quickly gave me a lay-of-the-land, got me set up in their MLS system and started showing property I wanted to see almost immediately! He has a undeniable drive to get the job done. I believe that is what separates him from the rest of the brokers in town. My apartment was in Ocean Two, 19111 Collins Ave, Unit #3104. A few years ago, I decided to put my condo on the market. I interviewed several of the big name brokerages in Sunny Isles Beach, FL looking for a broker to sell my luxury condo. Everyone I talked to said the same thing, "based on market analysis, and taking into account Zillow and Trulia estimates, we believe we can sell your condo for $2 Million. Your place is beautiful and we can get it sold fast." I figured one or two might be saying such things to sell me, but when they ALL did, I started to believe the number was possible. I mean, "the market is booming! Why shouldn't I be able to get the price?" and "they are the professionals, they probably know better than I do." So even while thinking their offering price was more about THEIR commission than MY sale, I went ahead with one of them. I chose one of these big name brokers (who will remain nameless for this review) and signed a 6-month exclusive listing with them. And in 6 months, I heard about a half-a-dozen showings, ZERO offers, and ZERO results. At this time I knew I needed someone BETTER! But after 6 months of zero results, I was open to someone different. I was introduced to Chris through a mutual friend who he used for a commercial property deal. Chris was looking to branch into residential properties. He was determined to bring his energy to this new (for him) area. There was just something about his message that said to me, "this guy could get it done." And so I signed with him for a year. That's how much faith I put in him. To be fair, the early month or two were rocky. But in 1 month, he got more showings than the "BIG GUYS" got in 6!. Soon, we got some feedback that made it clear, the price was too high. I wanted to drop it $50k, Chris sat me down and told me that wouldn't be enough. He made the case for dropping it $100k. Mind you, if/when he closed this deal he'd make less money, but he STILL stood firm in his conviction to me. So we dropped it $100k. And soon, we got some offers. He was right! We got a buyer to come in at $1.7M that fell through because the buyer couldn't get their funding. But they cost us almost 3 months of showings with nothing to show for the wasted time. Chris understood that I was VERY UPSET about how the standard Florida sales contract gave me no real recourse with regard to the deposit in the event the buyer just flaked like this one did. He suggested we add some amendments to the sales contract that would protect me from people like that and in the event we had to be off the market over 30 days, we would be compensated. Then another at $1.7M offer came in. But they withdrew in 2 weeks when they saw their financing wasn't coming, they were afraid of losing their deposit, that the contract clearly stated now they would lose it. Chris's advice was dead on. His work up to this point was diligent and his drive was undeniable, but this earned my full respect. I benefited from his commercial real estate experience applied to the residential space. After buyer #2 bowed out, Chris sat me down and said, "Alan, you're an intelligent guy and I think you have to agree that the price for your property is somewhere around here." Mind you, at the $1.7M price we would set the price record for the line, and building (for all non-penthouse units), besting the existing record sale at the time by $300K. After almost a year now punching at pie-in-the-sky $1.9M-2.0M target, the offers that actually came in bared it out... the price was $1.7M at best. I agreed with him, then asked, "do you want to drop the price again then?" He answered, "absolutely not, unless you'd want to. But I'd advise against it." So we left things as they were, and Chris kept on showing it and marketing it. And the market began to soften by the time the 1-year mark came around. Chris didn't falter, he showed the unit some 100+ times in the course of a year, even with it being off the market almost 4 months of it. And he did find that buyer, for $1.65M, or 97% of what the other 2 buyers came to the table with. I got 100% of the RECORD PRICE for the line and building, in terms of $/sq. foot and $ amount. Pretty impressive for someone who was "just getting his feet wet" in residential property. I put my faith in Chris because he represented a new approach and worked tirelessly to deliver. His unique perspective on things made the difference, and simply put, set a record. I don't think you can say that about most brokers. In fact, I know you can't. Chris is THE GUY you want.
