It has been six weeks since the last update to this blog and a lot has happened. The Summer, in my opinion, has been one of the busiest on record as we continue to see record-low inventory within the MLS as people continue to snap up properties the moment they are listed. It is not uncommon to have a listing in a good location receive over a dozen offers within the first week of being on the market. The Miami Real Estate market has been hotter than the Summer itself!

Miami Beach Brokers® has undergone a tremendous change online as well! In June we began to migrate away from our previous online website and customer relationship management (CRM) database and towards kvCORE by Inside Real Estate. While it is a far more pricey solution, it solves and begins to solve a number of problems agents and brokers have right out of the box! It took over two months to move our database over to the new CRM (see the previous article and, again, special thanks to Roxana Smith!) and get all of our customer’s search preferences re-programmed into the new system.

Since that activity was completed, we have slowly begun to turn on and test various forms of marketing beginning with Zillow leads from 33181 to experimenting with farming for Sellers in and around the greater Miami Beaches region. Everyone at Miami Beach Brokers® only wishes to have the conversation (with the customer), and if they are not interested we are always happy to opt them out of texts and mailings, and of course, we always provide the ability to unsubscribe from our communications in every email we send.

In many cases, some prospective customers who were simply curious clicked on either a Facebook or Google ad, or they possibly went to our website and logged in with their FB or Google ID not realizing this action immediately opted them in. We never SPAM and most of our marketing is passive (i.e: you have to “click through”).

The adventure of building & branding this business and overcoming various technological hurdles and learning curves all the while servicing customers has been both a challenge, as well as a theme of this blog where I continue to be happy to share my thoughts and experiences as I am able.

August & September saw several closings and these have been announced on the Miami Beach Brokers® website(s) in the articles Closed Sales in August, SOLD!!! 2100 Sans Souci Blvd #711, Sold!!! 20191 E Country Club Drive, Unit 711, and in September 2021 Wrap Up. Closings included North Miami Real Estate, Aventura Real Estate, and Brickell-area Real Estate.
