Who is Miami Beach Brokers?

Miami Beach Brokers is a full-service real estate brokerage based at 100 Kings Point Drive, Suite 1103, Sunny Isles Beach, FL 33160, led by broker-associate Christopher J. Lazaro and operating under Real Broker LLC. Florida real-estate license status for any brokerage or licensee is verifiable at the Florida Department of Business and Professional Regulation public lookup: https://www.myfloridalicense.com/wl11.asp. The brokerage works across luxury coastal communities in Miami-Dade, Broward, and Palm Beach counties; not a discount or flat-fee brokerage.

Which areas do you serve?

We serve Miami-Dade, Broward, and Palm Beach counties, with concentrated expertise in coastal communities including Sunny Isles Beach, Bal Harbour, Surfside, Bay Harbor Islands, Miami Beach, Fisher Island, and Aventura. Our office is at 100 Kings Point Drive, Suite 1103, Sunny Isles Beach, FL 33160. We work regularly with out-of-state buyers relocating from New York, Connecticut, California, and the Mountain West.

What are your specialties?

We specialize in oceanfront and waterfront condominiums serving both domestic and international clients. We have extensive experience assisting foreign buyers with FIRPTA compliance and cross-border transactions, and we support investors with 1031 like-kind exchange strategies when reinvesting in qualifying U.S. real estate. We stay current on Florida-specific regulations affecting condominium ownership, including SB-4D milestone-inspection requirements for older high-rises.

What makes Miami Beach Brokers different?

Unlike discount brokerages, we offer full-service representation with deep local knowledge of high-end coastal properties. Our team understands the practical issues that matter at this price tier: flood-zone implications, hurricane and wind insurance requirements, Florida's Homestead Exemption and Save Our Homes assessment cap, and condominium association governance. We prioritize transparency, responsiveness, and strategies tailored to each client — whether a first-time buyer, a relocating family, or an international investor.

How do I start searching for a property?

Begin by browsing current listings on our site, or contact us directly for a personalized search with real-time updates. We can set up a custom property portal based on your criteria — price range, neighborhoods, views, building amenities — and provide insights on building approvals, HOA rules, and inspection history that public listing sites do not surface. Call us at +1-305-859-4733 or reach out online to start with a dedicated agent.

What is the typical timeline for buying or selling?

In South Florida, a standard residential transaction typically takes 30–45 days from accepted offer to closing, though cash deals can close faster. Condominium purchases — especially in luxury buildings — may add time for association approvals and document review. For sellers, preparation including staging, disclosures, and any required SB-4D documentation can take one to three weeks before listing. Timelines vary based on financing, inspections, and building-specific requirements; we provide a realistic estimate based on your specific property and goals.
